Our Commitment to Fair Housing
Propitor is committed to the letter and spirit of the Fair Housing Act and all federal, state, and local fair housing laws. We believe that every person has the right to choose where they live without facing discrimination.
We are dedicated to providing equal professional service to all persons seeking housing without regard to race, color, religion, sex, familial status, national origin, disability, or any other characteristic protected by law.
The Fair Housing Act
The Fair Housing Act, enacted in 1968, prohibits discrimination in the sale, rental, and financing of housing based on:
- Race
- Color
- National Origin
- Religion
- Sex (including sexual orientation and gender identity)
- Familial Status (families with children under 18)
- Disability
These protections apply to all housing-related activities, including advertising, showing properties, negotiating terms, and providing financing.
California Fair Housing Laws
In addition to federal protections, California provides additional fair housing protections under the Fair Employment and Housing Act (FEHA) and the Unruh Civil Rights Act. These laws prohibit discrimination based on:
- All federally protected classes
- Sexual orientation
- Gender identity and expression
- Marital status
- Source of income (including housing vouchers)
- Genetic information
- Immigration status
- Primary language
- Citizenship
- Arbitrary discrimination
Equal Housing Opportunity
As an Equal Housing Opportunity platform, Propitor:
- Displays all listings without discrimination
- Provides equal access to property information for all users
- Does not use discriminatory criteria in search algorithms
- Prohibits discriminatory language in listings
- Trains our team on fair housing compliance
- Investigates and addresses fair housing complaints
Prohibited Practices
The following practices are prohibited under fair housing laws:
- Refusing to rent or sell: Denying housing based on protected characteristics
- Discriminatory terms: Offering different terms, conditions, or privileges
- Discriminatory advertising: Making statements that indicate preferences or limitations
- Steering: Directing people to or away from certain neighborhoods
- Blockbusting: Inducing sales by suggesting neighborhood demographic changes
- Redlining: Denying services to residents of certain areas
- Harassment: Creating hostile housing environments
- Retaliation: Punishing those who exercise fair housing rights
Reasonable Accommodations and Modifications
Under fair housing laws, persons with disabilities have the right to:
- Reasonable Accommodations: Changes to rules, policies, or services that allow equal access to housing
- Reasonable Modifications: Physical changes to a dwelling that allow full use and enjoyment
Examples include allowing service animals in no-pet properties, providing reserved parking spaces, or permitting the installation of grab bars and ramps.
Advertising Guidelines
All property listings on Propitor must comply with fair housing advertising guidelines:
- Describe the property, not ideal occupants
- Avoid terms that indicate preferences (e.g., "perfect for young professionals")
- Do not use discriminatory photographs or images
- Focus on property features, amenities, and location
- Include the Equal Housing Opportunity logo or statement
Propitor reserves the right to remove or modify listings that violate fair housing guidelines.
